How to Submit A Strong Rental Application

The California rental market has become extremely competitive. Here are a few tips to help you submit a strong rental application and increase your chances of getting approved for the rental property you want. Here are some tips to help you bolster your application:


  1. Prepare your documents: Collect all the necessary documents such as identification, proof of income (3 months), employment history, credit scores and references. Make sure all the information is accurate and up to date.  If you have a new job and have an offer letter, include that as well. Services like rentspress and zillow rental apps can help you compile this information, but they do charge a fee.

  2. Write an introductory cover letter: Include a brief cover letter introducing yourself and explaining why you would be a good tenant. Mention your job, stable income, and other positive qualities.

  3. Provide references: Provide references from your previous landlords, coworkers, or anyone who can vouch for your character and reliability.

  4. Establish financial stability: Provide evidence that you can afford the rent, such as pay stubs or bank statements. You can also include a copy of your credit report to show your financial history.

  5. Be honest: Provide truthful information in your application. Don't exaggerate your income or job status, as landlords can easily verify this information. If you have a hiccup in the past, explain why it isn’t a concern now. Note changes that have happened or steps you have taken to address the concern.  

  6. Follow instructions: Follow the instructions provided by the landlord or property manager. Fill out the application completely and provide all required documents.  Its critical that your application is complete!

  7. Communicate professionally: Communicate professionally and in a timely manner with the landlord or property manager. Respond quickly to any questions or requests for additional information.
